About our pre-purchase roof survey in Great Hampden

Some roofs can’t be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. If you’re worried about worn or lifted lead flashings and old water stains in the roof space, we can find out what’s behind it, on the roof space, flat-roofed extensions and dormers and clay and concrete tiles alike.

Being in a small place like Great Hampden makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Common questions in Great Hampden

How do I find out if my home in Great Hampden is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Great Hampden in the area you cover?

Yes, Great Hampden is one of the places we work. The survey and report are the same in Great Hampden as anywhere else.

How long will you be at the property?

The visit usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.

Signs you need a pre-purchase roof survey in Great Hampden

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

It’s worth booking a survey if you’ve seen:

  • Chimney mortar that has eroded
  • Damp timbers or stains in the loft
  • Gaps where slates or tiles have come loose
  • Standing water on a flat extension roof

If you own a rental within reach of Great Missenden station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • What happens after the report arrives
  • How they plan to inspect the roof safely
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

Buying a home or a new roof in Great Hampden

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Hughenden Manor, about 3.8 miles south, show how far back building in the area around Great Hampden goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of St Mary Magdalene: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Landlord and commercial surveys in Great Hampden

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Roof by roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

What happens if roof problems are left?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. In a small place like Great Hampden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Great Hampden often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Make sure the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.
