About our pre-purchase roof survey in Iver
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Typical surveys look at damp timbers or stains in the loft and ponding, blisters or splits on a flat roof, across chimney stacks, clay and concrete tiles and gutters and downpipes.
Somewhere as small as Iver, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- A valuation or a promise of a lower price
- The condition of the rest of the house (that is a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.
What we look at
- Natural slate
- Gutters and downpipes
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Lead flashings and valleys
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Book once your offer is accepted
- Find out whether the roof has been replaced or patched
- Check the lease for roof repair responsibilities
- Ask for any paperwork for recent roof work
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
FAQs for Iver
Will you come out to Iver?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Iver is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
What affects the cost of pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- The height of the building and how the roof can be seen safely
Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Pre-purchase roof surveys around Iver
The wider area around Iver has a long history of building, with Ickenham Hall about 4.1 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
For an older house near a landmark such as Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Iver station, a written report helps before buying a rental or paying for a new roof on one.
