Independent pre-purchase roof surveys in Dunton

Different roofs, different checks

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

How a pre-purchase roof survey works in Dunton

Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’re worried about quick fixes on flashings and valleys and damp timbers or stains in the loft, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Dunton, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Dunton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photographs and recommendations before you exchange.

How to prepare

  • Have any paperwork from past roof work to hand
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make sure pets are kept safely away

Buying a home or a new roof in Dunton

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Ascott House about 4.4 miles east, Dunton sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Dunton is about 6 miles north of Aylesbury, in Buckinghamshire. If you’re in Dunton, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our area takes in places right across Buckinghamshire. We also survey roofs in Milton Keynes.

Every address in MK18 is covered for pre-purchase roof surveys. We also cover Swanbourne (2 miles north-west), Mursley (3 miles north), Granborough (3 miles west), Winslow (4 miles north-west) and Little Horwood (4 miles north). Within a short drive, we also cover Aylesbury (6 miles south), Buckingham (10 miles north-west), Elmhurst (6 miles south), Southcourt (7 miles south), Princes Risborough (13 miles south) and Haydon Hill (6 miles south).

Common roof problems in Dunton

The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from ground level.

People typically book a survey when they’ve noticed one of these:

  • Patch repairs that may hide an ongoing problem
  • Cracked flaunching or crumbling chimney pointing
  • Standing water on a flat extension roof
  • Gaps where slates or tiles have come loose

Take an older house close to Church of St Martin: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • What follow-up you get after the report
  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Surveys for landlords and agents in Dunton

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Your questions about pre-purchase roof surveys in Dunton

Do you cover Dunton?

Yes, Dunton is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is my home in Dunton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.

Leave it or get it looked at?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Older cottages and farmhouses around Dunton can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
