Landlord roof surveys for homes and businesses in Dunton

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. If you’ve noticed worn ridges, hips and verges and chimney stacks in poor repair, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Dunton questions

How do I find out if my home in Dunton is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Dunton within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Blocks are priced on their size and roofs, so phone 07833 053749 or email us for a price.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Legal advice on leases or service charges
  • Areas behind locked flats or blocked hatches
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Shared roofs
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take about one to two hours for a house, and longer for a large or complex roof. Somewhere as small as Dunton, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Let us know about parking near the property
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached

Advice

For landlords and managing agents

Landlords, agents and building managers in Dunton and across Buckinghamshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Roofs, chimneys and gutters in Dunton

About 4.4 miles east lies Ascott House, a reminder of how long the area around Dunton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your home is one of the older ones in the streets near Church of St Martin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Tips that help

From years of surveys, a few habits stand out:

  • Hold on to old reports to compare later
  • Survey the roof on a regular cycle
  • Give residents notice before a survey
  • Book gutter clearing at least once a year

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults normally get worse.

Different roofs, different checks

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.
