Pre-purchase roof surveys in Beamond End

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. In a place like Beamond End, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Over 5,000 surveys carried out
  • Drone and thermal imaging surveys available
  • Covered by professional indemnity and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID

Pre-purchase roof surveys for homes and businesses in Beamond End

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed blistered or split felt on a flat roof and flashings that have lifted or split, we can find out what’s behind it, on clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks alike.

In a village or hamlet like Beamond End, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What we’re asked to look at in Beamond End

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from the ground.

Most people get in touch when they’ve noticed one of these:

  • Blocked or leaking gutters
  • A ridge or slope that dips
  • Lead that has worked loose at a wall or chimney
  • Signs of past leaks inside the loft

Landlords with a home close to Great Missenden station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a good roof survey covers

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

Can you survey a shared roof?

  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in cement sheets or soffits
  • A structural engineer’s report

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Beamond End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

Advice

What a pre-purchase roof survey looks like in Beamond End

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near Church of the Holy Trinity, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Hughenden Manor lies about 3.5 miles west, so building around Beamond End goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
