How a chimney survey works in Beamond End
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey shared and party-wall stacks, chimney pots and cowls and flaunching, and the problems we’re asked to look at most are flashings pulling away from the stack and loose, cracked or missing pots.
In a small place like Beamond End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Questions from Beamond End
Does a conservation area affect roof work in Beamond End?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Beamond End?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Why is my chimney breast damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
How long does the survey take?
Expect it to take roughly 1–2 hours for most homes, a little longer where there are several stacks. The written report follows by email.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What happens on the day
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Beamond End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.

Local roofs in Beamond End
Historic houses like Hughenden Manor, about 3.5 miles west, show how far back building in the area around Beamond End goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Holmer Green Junior School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common roof problems in Beamond End
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
A survey makes sense if you’ve noticed:
- A stack that appears to lean
- Flashings pulling away from the stack
- Spalled or crumbling bricks
- Cracked or missing flaunching
Landlords with a home close to Great Missenden station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
