About our chimney survey in Hyde Heath

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Typical surveys look at worn or missing pointing and redundant stacks capped without ventilation, on brick chimney stacks, chimney breasts and flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Landlords, agents and building managers in Hyde Heath and across Buckinghamshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.

Common roof problems in Hyde Heath

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

These are some of the problems a survey can pick up:

  • Bricks with flaking faces
  • Damp patches on chimney breasts
  • Eroded joints in the brickwork
  • Pots or cowls that look unsafe

If you live in an older home near Parish church of Saint John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Will the report include photos?

What a good roof survey covers

Hyde Heath: your questions answered

Do you survey roofs for landlords with property near Amersham station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to Hyde Heath?

Yes. Hyde Heath is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows by email.

What if it rains on the day?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Getting in touch

There’s no need for technical words. Just let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Access details, such as a loft hatch or a shared roof

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Different roofs, different checks

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there’s safe access.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Chimney surveys in Hyde Heath: local notes

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Cholesbury Manor House about 4.4 miles north, Hyde Heath sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Hyde Heath Infant School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Amersham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. Around Hyde Heath, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photos and our recommendations.
