Chimney survey in Chesham Bois, Buckinghamshire
Independent chimney surveys in Chesham Bois. We’ve completed more than 5,000 surveys across London and South East England.
- Redundant stacks capped without ventilation
- Damaged chimney pots and cowls
- Signs that a stack is leaning
How it works
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. A visit to a smaller place like Chesham Bois is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Note where any stains or damp appear
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors

About our chimney survey in Chesham Bois
Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We’re often asked to look into redundant stacks capped without ventilation and damaged chimney pots and cowls, across flaunching, chimney pots and cowls and lead flashings.
Trees around homes in smaller places like Chesham Bois drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
When to book a survey in Chesham Bois
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
It is worth booking a survey if you’ve seen:
- Damaged chimney pots and cowls
- Damp on a chimney breast inside
- Redundant stacks capped without ventilation
- Bricks with flaking faces
For an older house near a landmark like Church of St Leonard, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before you book anyone

- When you’ll get the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
What a chimney survey looks like in Chesham Bois
The wider area around Chesham Bois has a long history of building, with Chenies Manor House about 3.2 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Amersham station, the gap between tenancies is a good time to have the roof looked at. Take a building like Elangeni School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Photograph damp patches with the date
- Leave close inspection to people with safe access
- File photos of the stacks with your home records
- Check that disused chimneys can still breathe
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
FAQs for Chesham Bois
Can a landlord with a rental near Amersham station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is Chesham Bois within the area you cover?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How much does a chimney survey cost in Chesham Bois?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
What we look for on each type of roof
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations for a leaning stack
- Conditions inside walls
- Flue inspections or sweeping
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
