About our flat roof survey in Hyde Heath

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey upstands and outlets, EPDM rubber and mastic asphalt, and people most often book us about outlets that hold water back and leaks around rooflights.

In a village or hamlet like Hyde Heath, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Hyde Heath questions

Is Hyde Heath within the area you cover?

Yes, Hyde Heath is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Hyde Heath is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How do I arrange a flat roof survey in Hyde Heath?

Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What a flat roof survey looks like in Hyde Heath

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Hyde Heath has a long history of building, with Cholesbury Manor House about 4.4 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Amersham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Hyde Heath Infant School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The roof’s overall size

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Dates you are working to, such as exchange

When you are ready to go ahead, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Signs you need a flat roof survey in Hyde Heath

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Problems we come across often include:

  • Upstands pulling away from walls
  • Blistering in felt or asphalt
  • Cracked or split membrane
  • Standing water left after rain

If your home is one of the older ones in the streets near Parish church of Saint John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before booking

  • What follow-up you get after the report
  • What the report includes, and whether it has photographs
  • When you’ll get the report

What to expect from a roof survey

The survey, step by step

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Hyde Heath can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Advice

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Never stand on rooflights or fragile sheeting
  • Limit foot traffic on the covering
  • Note any new marks on ceilings beneath the roof
  • Note where water lies after a downpour

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

How the survey changes by roof type

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.
