Flat roof survey in Beamond End: what you get

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at cracked or split membrane and outlets that hold water back, on GRP fibreglass, mastic asphalt and single-ply membranes.

Somewhere as small as Beamond End, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Useful tips for Beamond End property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Check ceilings under the roof for damp patches
  • Limit foot traffic on the covering
  • Have the roof looked at again after a severe storm
  • Treat rooflights and old sheeting as fragile

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Your questions about flat roof surveys in Beamond End

How do I find out if my home in Beamond End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Beamond End?

We do. The survey and report are the same in Beamond End as anywhere else.

What does the report include?

Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What does ponding on a flat roof mean?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will you check the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Flat roof surveys in Beamond End: local notes

About 3.5 miles west lies Hughenden Manor, a reminder of how long the area around Beamond End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to Church of the Holy Trinity: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Great Missenden station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Common roof problems in Beamond End

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Problems we come across frequently include:

  • Gaps at upstands and abutments
  • Pools of water lying on the roof
  • Loose or cracked edge trims
  • Water getting in at rooflights

Take a building like Holmer Green Junior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What a good roof survey covers

Leave it or get it looked at?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Older cottages and farmhouses around Beamond End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A promise that the roof won’t leak in future
  • What’s under the membrane without opening it up
  • Testing older roof sheets for asbestos

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Beamond End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Note where any stains or damp appear
  • Jot down any questions you want answered
  • Make sure pets are kept safely away
