What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Flat roof survey in Penn Street: what you get

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. That gives you facts to raise with the seller or agent. If you’ve noticed splits, cracks and crazing and upstands pulling away from walls, a survey will tell you what’s going on.

Some older homes in villages like Penn Street are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Penn Street needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Local flat roofs in Penn Street

The wider area around Penn Street has a long history of building, with Hughenden Manor about 4.1 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a building like Curzon Church of England Combined School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Church of the Holy Trinity, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Do you need a flat roof survey in Penn Street?

Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Signs worth acting on include:

  • Leaks around rooflights
  • Cracked or split membrane
  • Outlets that hold water back
  • Raised blisters across the surface

If you own a rental within reach of Amersham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Your questions about flat roof surveys in Penn Street

Do you cover Penn Street?

Yes. We survey roofs across London and the South East, and Penn Street is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Do you cover smaller places like Penn Street?

Yes, Penn Street is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

How many years has my flat roof got left?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.

Useful tips for Penn Street property owners

A survey works best with a little help from you, before and after. Some tips:

  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.
