About our thermal roof survey in Penn Street
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. Common reasons to book are areas losing heat at the eaves and junctions and cold areas below the roof, across pitched roof slopes, loft conversions and insulated roof spaces.
In a small place like Penn Street, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Penn Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.

Questions from Penn Street
How do I find out if my home in Penn Street is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Penn Street?
Yes. Penn Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or use the contact form.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can a thermal camera see water?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Leave the roof to people with safe access
- Let us know where and when you’ve seen damp or stains
- File the images with your roof records
- Photograph damp patches with the date
If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

How the survey changes by roof type
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Thermal roof surveys around Penn Street
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings like Curzon Church of England Combined School, a view from above covers a wide roof far faster than walking it.

What affects the cost of thermal roof surveys
To price your survey, we look at:
- The shape of the roof and its details
- The size of the roof
- The height of the building and how the roof can be seen safely
- Whether thermal imaging or a drone is needed
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Common roof problems in Penn Street
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that’s moving quickly.
A survey can pick up problems such as:
- Ceilings that feel colder in places
- Water that travels before it shows
- Damp that repairs haven’t cured
- Damp around chimneys and parapets
Historic houses like Hughenden Manor, about 4.1 miles west, show how far back building around Penn Street goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings.
