Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Use the report as a baseline for later checks
  • Let us know where and when you’ve seen damp or stains
  • Talk to us about the weather when booking
  • Do not climb onto the roof to look for leaks yourself

Where a pattern cannot be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

How a thermal roof survey works in Holmer Green

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Common reasons to book are cold areas below the roof and damp patches with no obvious cause, across loft conversions, insulated roof spaces and pitched roof slopes.

Older cottages and houses around Holmer Green may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. In a smaller place like Holmer Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work
  • Let us know about any leaks, stains or damp patches you know of

How to book

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Advice

Surveys for landlords and agents in Holmer Green

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What we look for on each type of roof

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Why act early in Holmer Green

A damp patch that keeps coming back usually has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. With lower homes, common in places like Holmer Green, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What a thermal roof survey looks like in Holmer Green

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Take a building like Holmer Green Senior School: thermal images can show where wet insulation sits under a big flat roof. Hughenden Manor, about 2.8 miles west, is one of the historic houses in the wider area around Holmer Green. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself. If you live in an older home near Christ Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

Holmer Green questions

Do you cover Holmer Green?

Yes. We work right across London and South East England, and Holmer Green is part of that. You can ring 07833 053749 or drop us an email with the address and some details.

Does a conservation area affect roof work in Holmer Green?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Will you photograph what you find?

Yes. The report includes photos of what we found.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
