Gutter survey in Hartwell
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are water backing up from a hidden gutter and sagging gutters and loose brackets, on downpipes, fascias and soffits and parapet and box gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens if roof problems are left?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. For an older or listed building in a place like Hartwell, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before booking.

Landlord and commercial surveys in Hartwell
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
FAQs for Hartwell
How do I find out if my home in Hartwell is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Hartwell?
Yes, Hartwell is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is a CCTV drain survey included?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or send us an email.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you look in the loft space?
If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What we do, step by step
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Hartwell, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Let us know about parking near the property
- Have keys ready for side gates, garages or roof access doors
- If you are buying, let the agent know when we’re coming

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

How the survey changes by roof type
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
What a gutter survey looks like in Hartwell
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Waddesdon Manor about 4.5 miles north-west, Hartwell sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Aylesbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to St Mary's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common roof problems in Hartwell
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
A survey makes sense if you’ve noticed:
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
- Blocked outlets and hoppers
- Water spilling over the gutter edge
If you look after a building such as Stone Church of England Combined School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
