Flat roof survey in Hartwell
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are cracked or split membrane and water getting in at rooflights, across EPDM rubber, mastic asphalt and felt flat roofs.
Somewhere as small as Hartwell, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Do you need a flat roof survey in Hartwell?
Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Typical things we are asked to look at include:
- Edge trims that have lifted or split
- Blocked or damaged outlets
- Ponding water that does not drain away
- Leaks around rooflights
If you live in an older home near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Questions to ask before booking
- How soon the report will arrive
- What’s outside the scope of the survey
- What experience they bring
- Whether the loft is part of the inspection
What we do, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Hartwell, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked
- Keep pets in another room

Getting in touch
Before you get in touch, it helps to have:
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof that are not safe to walk on or view
- Structural calculations, which need a structural engineer
- Whether old sheeting or boards contain asbestos
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.
What we check
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
- Felt flat roofs
- Mastic asphalt
- Single-ply membranes
How the survey changes by roof type
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Local flat roofs in Hartwell
With Waddesdon Manor about 4.5 miles north-west, Hartwell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Anyone responsible for a site like Stone Church of England Combined School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For businesses in and around places such as Friars Square, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Hartwell: your questions answered
Will you come out to Hartwell?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you carry out roof surveys in Hartwell?
We do. Every survey there gets the same written report with photographs.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we’ll identify it on the day.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or email us with the address.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
