When to book a survey in Middle Claydon

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Signs worth acting on include:

  • Ceilings that feel colder in places
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause
  • Wet areas near outlets and upstands

If your house is among the older ones in the streets near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Is VAT included in the price?
  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection

What to expect from a roof survey

Thermal roof survey in Middle Claydon

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, commercial roofs and flat roofs, and the problems we are asked to look at most are cold spots on ceilings under the roof and patches of heat loss across the roof.

Somewhere as small as Middle Claydon, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep a record of when stains appear
  • Take photos of stains as they appear, so we can compare
  • File the images with your roof records
  • Keep outlets and gutters clear to stop water sitting

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Different roofs, different checks

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there’s safe access.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.

What happens on the day

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit usually takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a small place like Middle Claydon, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Related advice

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Middle Claydon: your questions answered

Is my home in Middle Claydon listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Middle Claydon?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Airspace, weather and Middle Claydon roofs

With Claydon House about 0.3 miles south, Middle Claydon sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you look after a building such as East Claydon Church of England School, a drone or thermal camera can show a large roof in a single visit.

How we price thermal roof surveys

Prices always include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Height and safe access
  • Which survey package you book

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them

A quick phone call is normally the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
