Thermal roof surveys for homes and businesses in Padbury

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Common reasons to book are leaks far from where the stain appears and damp around chimneys and parapets, across ceilings below the roof, insulated roof spaces and commercial roofs.

In a small place like Padbury, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Rural addresses near Padbury can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Point out any leaks or damp patches
  • Jot down any questions you want answered

Leave it or get it looked at?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. For older village homes like those around Padbury, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Your questions about thermal roof surveys in Padbury

Do you cover smaller places like Padbury?

Yes, Padbury is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Padbury is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does thermal imaging detect leaks directly?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Will thermal imaging find my leak?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

Common roof problems in Padbury

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Look out for signs like these:

  • Moisture around outlets and upstands
  • Patches of heat loss across the roof
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause

The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • Whether the loft is part of the inspection
  • Are they insured for the work?
  • How much experience they have with roofs like yours
  • How long the report takes to arrive

What’s in a roof survey

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Ask us about the forecast if rain is expected
  • Leave the roof to people with safe access
  • Let us know where and when you’ve seen damp or stains
  • Keep dated photos of any marks on ceilings

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Consider a repeat survey after major work on the roof in suitable weather.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.
