Landlord roof survey in Sutton: what you get

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We’re frequently asked to look into worn ridges, hips and verges and leaking joints at party walls, on rented houses, blocks of flats and converted houses.

Somewhere as small as Sutton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. In a small place like Sutton, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed
  • Make sure the loft hatch can be reached

Common questions in Sutton

Is my home in Sutton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Hanborough station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

What we can’t see

It’s a careful look at the let or shared roof, not the whole story. The main limits are:

  • Walls, floors and services beyond the roof
  • A full structural assessment of the building
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • Shared roofs
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

Different roofs, different checks

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Landlord roof surveys around Sutton

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Appleton Manor, about 3.5 miles south-east, show how far back building in the area around Sutton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St Michael, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Stanton Harcourt CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Common roof problems in Sutton

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

Look out for signs like these:

  • Damaged pots and flaunching
  • Worn ridges, hips and verges
  • Damaged party-wall upstands or parapets
  • Slipped or missing slates and tiles

For landlords with property near Hanborough station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • How long the report takes to arrive
  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • What they won’t be able to tell you

What a roof survey includes

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Act on high-priority defects quickly
  • Give residents notice before a survey
  • Give tenants a simple way to report leaks
  • Check your lease or ask a solicitor about who pays

You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.
