Why it is worth a survey now in Sandford-on-Thames

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

How a landlord roof survey works in Sandford-on-Thames

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a photo-illustrated written report that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We are often asked to look into leaks into upper flats and blocked gutters over flats, on gutters and downpipes, rented houses and flat roofs on blocks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Arrange flat access beforehand
  • Book gutter clearing at least once a year
  • Keep roof surveys on a rolling plan
  • Make sure the loft space can be accessed

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Basic, Standard or Premium
  • Height and safe access

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

To price your survey accurately, we’ll ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel

Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Sandford-on-Thames can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Your questions about landlord roof surveys in Sandford-on-Thames

Is Sandford-on-Thames within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Radley station?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we’ll say so.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Landlords, agents and block managers in Sandford-on-Thames

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Sandford-on-Thames homes and their roofs

The wider area around Sandford-on-Thames has a long history of building, with Garsington Manor about 2.9 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like John Henry Newman Academy: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Radley station may find that a dated record of the roof is useful when planning maintenance across a let.
