Landlord roof surveys for Cowley homes and businesses

Why act early in Cowley

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. With lower homes, common in places like Cowley, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Why us?

  • Insured for professional indemnity and public liability
  • Over 5,000 surveys carried out
  • Drone flown under a CAA Flyer ID and Operator ID
  • Customer satisfaction of 98%

Landlord roof survey in Cowley

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about gaps where tiles or slates have slipped and damp or stains in top-floor flats, we can find out what’s behind it, on flat roofs on blocks, gutters and downpipes and shared roofs alike.

In a smaller place like Cowley, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • File each roof report for future reference
  • Make sure the roof space can be accessed
  • Put urgent roof work at the top of the list
  • Make leak reporting easy for tenants

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Do you need a landlord roof survey in Cowley?

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

A survey can pick up problems like:

  • Blocked gutters over flats
  • Splits and blisters in flat roof coverings
  • Damp or stains in top-floor flats
  • Damaged pots and flaunching

Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Before you book anyone

  • Are they insured for the work?
  • When you will get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you can ask questions once you have the report

What to expect from a roof survey

What affects the cost of landlord roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Height and safe access

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date

We confirm the exact price before booking, so you know where you stand. Landlord roof survey starts from £150, including VAT. To book, call 07833 053749 or drop us an email.

What a landlord roof survey does not cover

It’s a careful look at the let or shared roof, not the whole story. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Blocks of flats
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Converted houses

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. A visit to Cowley is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Let us know about parking near the property
  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices

Cowley questions

Will you come out to Cowley?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Oxford station?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

How do I arrange a landlord roof survey in Cowley?

The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof. We survey on any day of the week.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Landlord roof surveys in Cowley: local notes

With Holywell Manor about 2.1 miles north-west, Cowley sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Oxford station may find that the gap between tenancies is a good time to have the roof looked at. For businesses in and around places such as Templars Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
