Landlord roof surveys around Shippon
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Appleton Manor, about 3.1 miles north-west, is one of the historic houses in the wider area around Shippon. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
If you look after a building such as Larkmead School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Mary Magdalene: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Shippon is about 1 mile west of Abingdon-on-Thames, in Oxfordshire. Bookings from Shippon are handled just like any other: a call or an email, a price, then a date. Shippon is one of the towns and villages in Oxfordshire where we work for landlord roof surveys. Our Oxford page covers surveys nearby.

Landlord roof survey in Shippon: what you get
Our landlord and block roof surveys cover Shippon and the rest of London and South East England. Time on site normally takes an hour or two for a single let house, with blocks of flats taking longer. We inspect from the ground, vantage points, the loft space and the roof where it is safe, and by drone where it is applicable. A written report with photos follows. Typical surveys look at loose ridge or hip tiles and leaking joints at party walls, across gutters and downpipes, rented houses and blocks of flats.
Older buildings in small places like Shippon may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Asbestos testing of roof sheets or soffits
- The structure in the way a structural engineer would assess it
- Legal advice on leases or service charges
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.

Shippon: your questions answered
I let a flat near Radley station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Is Shippon within the area you cover?
Yes, Shippon is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we are asked to look at in Shippon
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
Typical things we’re asked to look at include:
- Choked outlets and gutters
- Leaking joints at party walls
- Missing or loose roof coverings
- Damaged pots and flaunching
If you let a flat or house near Radley station, the gap between tenancies is a good time to have the roof looked at.
Questions to ask before booking
- Their drone registration, if they fly one
- What experience they bring
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether you get a written report with photos
What we do, step by step
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Shippon needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors
- Let us know about any leaks, stains or damp patches you know of

Advice
Different roofs, different checks
Roof spaces and lofts
The roof space shows a lot about a roof’s condition. We go into the loft where it is safe, looking for staining, damp and daylight.
Shared chimney stacks
Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.
Why get it checked now?
Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. In a place like Shippon, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.
