Leave it or get it looked at?

Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. In a place like Over Norton, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

About our landlord roof survey in Over Norton

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey shared roofs, blocks of flats and rented houses, and the problems we are asked to look at most are splits and blisters in flat roof coverings and damp or stains in top-floor flats.

Some older homes in villages like Over Norton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a written report with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

FAQs for Over Norton

Is my home in Over Norton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover Over Norton?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How the survey changes by roof type

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two for a house, and about three to four hours for a commercial roof. Rural addresses near Over Norton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

When to book a survey in Over Norton

Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.

It’s worth booking a survey if you’ve seen:

  • Leaking joints at party walls
  • Ponding or splits on flat roofs
  • Chimney stacks in poor repair
  • Ceiling stains reported by tenants

If you look after a building such as Holy Trinity Catholic School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Whether VAT is in the quoted price

What a good roof survey covers

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Landlord roof surveys around Over Norton

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Chastleton House, about 4.1 miles west, is one of the historic houses in the wider area around Over Norton. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Responsibility under a lease
  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits
