Useful tips for Souldern property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Get legal advice on lease responsibilities
  • Book gutter clearing at least once a year
  • Give tenants a simple way to report leaks
  • File each roof report for future reference

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Landlord roof surveys for homes and businesses in Souldern

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. Typical surveys look at damaged pots and flaunching and gaps where tiles or slates have slipped, across gutters and downpipes, blocks of flats and converted houses.

Some older homes in villages like Souldern are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. Somewhere as small as Souldern, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a landlord roof survey doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • Asbestos testing of roof sheets or soffits
  • Areas behind locked flats or blocked hatches
  • Responsibility under a lease

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we check

  • Rented houses
  • Blocks of flats
  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Shared roofs

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Souldern questions

How do I find out if my home in Souldern is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Souldern within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I arrange a landlord roof survey in Souldern?

The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Blocks are priced on their size and roofs. Just call 07833 053749 or send us an email for a price.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How we price landlord roof surveys

A few things affect what a survey costs:

  • Roof area
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

For a price for your roof in Souldern, phone 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Getting in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Local roofs in Souldern

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Kings Sutton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of the Annunciation to the Blessed Virgin Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
