Landlord roof surveys for homes and businesses in Newnham Murren
Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. Typical surveys look at damaged party-wall upstands or parapets and chimney stacks in poor repair, across blocks of flats, gutters and downpipes and shared roofs.
In a small place like Newnham Murren, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Hold on to old reports to compare later
- Keep roof surveys on a rolling plan
- Deal with urgent items first
- Have gutters and outlets cleared every year
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.
What a landlord roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Responsibility under a lease
- A full structural assessment of the building
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.
What this survey covers
- Converted houses
- Flat roofs on blocks
- Blocks of flats
- Shared roofs
- Rented houses
- Gutters and downpipes
What we do, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Newnham Murren can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Mention any parking restrictions on your street
- Make sure the loft hatch can be reached
- Keep pets out of the way during the survey
How to book

FAQs for Newnham Murren
Is Newnham Murren within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
I let a flat near Cholsey station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
When to book a survey in Newnham Murren
Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.
A survey can pick up problems like:
- Cracked or lifting flashings
- Damp or stains in top-floor flats
- Blocked gutters over flats
- Worn ridges, hips and verges
If you live in an older home near Church of St Mary Magdalene, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Their drone registration, if they fly one
- Whether the loft space is looked at, where there is one
- Whether they hold professional indemnity and public liability insurance
- How soon the report will arrive
What affects the cost of landlord roof surveys

- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can be seen safely
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.
Booking your survey
If you can, have these to hand when you get in touch:
- What made you get in touch
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
- Whether there’s a loft hatch, a shared roof or tricky access
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
