What a landlord roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A full structural assessment of the building
  • Asbestos testing of roof sheets or soffits
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

About our landlord roof survey in Crowmarsh Gifford

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. Common reasons to book are gaps where tiles or slates have slipped and cracked or lifting flashings, on rented houses, shared roofs and converted houses.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for a single let house, with blocks of flats taking longer. In a small place like Crowmarsh Gifford, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • Find any records of previous roof work

Surveys for landlords and agents in Crowmarsh Gifford

Any of our surveys can be booked by landlords, agents and building managers in Crowmarsh Gifford. For a price for a let property or a block, ring 07833 053749 or send us an email.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Check the loft space can be accessed
  • Ask your managing agent about lease terms
  • Book gutter clearing at least once a year
  • Put urgent roof work at the top of the list

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Crowmarsh Gifford questions

Do you cover smaller places like Crowmarsh Gifford?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Cholsey station?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and let us know about the building.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Signs you need a landlord roof survey in Crowmarsh Gifford

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

We are often asked to look at:

  • Mortar falling from ridges and verges
  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped
  • Ponding or splits on flat roofs

If your home is one of the older ones in the streets near Church of St Mary Magdalene, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before you book

  • Are they insured for the work?
  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely

What a good roof survey covers

Local roofs in Crowmarsh Gifford

The wider area around Crowmarsh Gifford has a long history of building, with Brightwell Manor about 2.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Crowmarsh Gifford Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Cholsey station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
