Landlord roof survey in Peppard Hill: what you get
The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey flat roofs on blocks, rented houses and shared roofs, and the problems we’re asked to look at most are ponding or splits on flat roofs and missing or loose roof coverings.
Older buildings in small places like Peppard Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why get it checked now?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. In a small place like Peppard Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
All our prices include VAT. Landlord roof survey starts from £150, including VAT. You will know the price for your roof before you book.

What a landlord roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Walls, floors and services beyond the roof
- The structure in the way a structural engineer would assess it
- Responsibility under a lease
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

- Rented houses
- Flat roofs on blocks
- Blocks of flats
- Converted houses
- Shared roofs
- Gutters and downpipes
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Peppard Hill, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Note where any stains or damp appear
- Gather any invoices or paperwork from past roof work

Different roofs, different checks
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.
Shared chimney stacks
Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Landlord roof surveys around Peppard Hill
The wider area around Peppard Hill has a long history of building, with Greys Court about 1.9 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Henley-On-Thames station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as The Church of Christ the King are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we are asked to look at in Peppard Hill
Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.
People typically book a survey when they’ve noticed something like this:
- Flashings that have come away
- Worn ridges, hips and verges
- Blocked gutters over flats
- Standing water on a flat roof
If you look after a building such as Peppard Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before you book
- Whether VAT is in the quoted price
- Which parts of the roof they’ll actually see
- Their insurance cover
- Will they check the loft as well as the outside?
Practical tips
From years of surveys, a few habits stand out:
- Ask residents to report damp right away
- Keep past survey reports with the building’s records
- Deal with urgent items first
- Have gutters and outlets cleared every year
Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem typically is.

Peppard Hill: your questions answered
Can a landlord with a rental near Henley-On-Thames station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does a conservation area affect roof work in Peppard Hill?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do you cover Peppard Hill for landlord roof surveys?
Yes. We carry out landlord roof surveys in Peppard Hill, and the service is the same as everywhere else we work.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when you book and we’ll explain what’s needed.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you survey roofs shared between flats?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
