Landlord roof survey in Kidmore End
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the roof space where there is safe access. We survey gutters and downpipes, blocks of flats and shared roofs, and people most often book us about parapets and upstands in poor repair and ceiling stains reported by tenants.
Somewhere as small as Kidmore End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Areas behind locked flats or blocked hatches
- The structure in the way a structural engineer would assess it
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
What this survey covers
- Flat roofs on blocks
- Converted houses
- Rented houses
- Shared roofs
- Gutters and downpipes
- Blocks of flats
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Tips that help
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep roof outlets and gutters clear
- Do not wait for a leak to survey the roof
- Keep the loft hatch clear and reachable
- File each roof report for future reference
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
Landlord roof surveys around Kidmore End
With Mapledurham House about 2.3 miles south-west, Kidmore End sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Tilehurst station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places like Broad Street Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What affects the cost of landlord roof surveys
A few things affect what a survey costs:
- Which survey package you book
- Any need for thermal images or a drone flight
- The roof’s overall size
- Building height and the viewpoints available
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Any marks or damp showing indoors
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

Common questions in Kidmore End
Will you come out to Kidmore End?
Yes, Kidmore End is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Do you survey roofs for landlords with property near Tilehurst station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Will you walk on the roof?
Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
How the survey works
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it usually takes roughly 1–2 hours for most houses, and more on a big or complicated roof. Older rural homes like those around Kidmore End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Make sure the loft hatch can be reached
- Find any records of previous roof work
- Note where any stains or damp appear

Advice
What we look for on each type of roof
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded as far as safe access allows.
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. Any problems are photographed.
