How a landlord roof survey works in Northend
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey blocks of flats, shared roofs and gutters and downpipes, and the problems we’re asked to look at most are parapets and upstands in poor repair and gutters overflowing onto walls.
In a village or hamlet like Northend, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Landlord roof surveys in Northend: local notes
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.1 miles south lies Stonor Park, a reminder of how long the area around Northend has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
For any home in Northend, it’s the small, early fault that is cheapest to put right.

Roof by roof
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.
Shared chimney stacks
Shared stacks need everyone involved to agree work and the report helps with that.
What we cannot see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Areas behind locked flats or blocked hatches
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Northend can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before we arrive
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Dig out any old roof reports or invoices

Common questions in Northend
How do I find out if my home in Northend is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover smaller places like Northend?
Yes, Northend is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
What does a block roof survey cost?
Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, ring 07833 053749 or send us an email.
Is this survey just for landlords?
It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can your report let us know who pays for the roof work?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
