When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Roof areas we weren’t given access to
- Responsibility under a lease

Landlord roof survey in Alkerton
We survey let and shared roofs in Alkerton and across London and the South East. A visit typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where applicable. You then get a photo-illustrated written report. Common reasons to book are leaks into upper flats and missing or loose roof coverings, across shared roofs, converted houses and gutters and downpipes.
Some older homes in villages like Alkerton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What we look for on each type of roof
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.
Gutters and downpipes
Water from failed gutters often shows as damp inside. Any problems are photographed.
Signs you need a landlord roof survey in Alkerton
Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs and how soon.
People normally book a survey after spotting one of these:
- Slipped or missing slates and tiles
- Leaking joints at party walls
- Splits and blisters in flat roof coverings
- Worn ridges, hips and verges
For site and facilities teams at buildings such as Shenington Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Are they insured for the work?
- Whether you can ask questions once you have the report
- Their track record with similar roofs
- How long the report takes to arrive
Alkerton questions
How do I find out if my home in Alkerton is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Alkerton in the area you cover?
We do. The survey and report are the same in Alkerton as anywhere else.
Can your report tell us who pays for the roof work?
No, we do not advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is this survey just for landlords?
It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.
How we price landlord roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How tall the building is and how easy the roof is to see
- House, block, shop or office
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Photos of the roof, taken safely from the ground or a window
- What’s prompted the survey
- The kind of building and roof involved
- The address and postcode of the property
Not sure which survey you need? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
How the survey works
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Alkerton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered
- Make sure pets are kept safely away

Alkerton homes and their roofs
With Upton House about 1.9 miles north, Alkerton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
The streets around a church such as Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
