About our landlord roof survey in Stanton Harcourt
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you are worried about damaged pots and flaunching and cracked or lifting flashings, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Stanton Harcourt, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the cost of landlord roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether it is a home or a commercial building
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. You will know the exact price before booking.
What to tell us when you contact us
These details help when you get in touch:
- What’s prompted the survey
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
- The type of building and roof, such as pitched or flat
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
Common roof problems in Stanton Harcourt
Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time, particularly on taller buildings.
Problems we come across often include:
- Worn ridges, hips and verges
- Ponding or splits on flat roofs
- Blocked gutters over flats
- Damp or stains in top-floor flats
The streets around a church such as Church of St Michael are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
- What insurance they carry
Common questions in Stanton Harcourt
Is my home in Stanton Harcourt listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you come out to Stanton Harcourt?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Can you survey in bad weather?
Light rain does not usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
How long does a landlord roof survey take?
Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Roofs, chimneys and gutters in Stanton Harcourt
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Appleton Manor, about 3.2 miles south-east, show how far back building in the area around Stanton Harcourt goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Stanton Harcourt CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?
Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

The survey, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about 1–2 hours for most houses, and longer for a large or complex roof. Older rural homes like those around Stanton Harcourt can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you ahead of time.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- Dig out any old roof reports or invoices
- Check the loft hatch can be reached
- Unlock side gates and any roof access doors

Advice
Different roofs, different checks
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We note what we can see.
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Tell tenants when we are coming
- Don’t wait for a leak to survey the roof
- Book gutter clearing at least once a year
- Act on high-priority defects quickly
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Keep the loft space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
