What we can’t see

Before booking, it’s worth knowing what a survey won’t do:

  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Legal advice on leases or service charges

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Blocks of flats
  • Flat roofs on blocks
  • Shared roofs
  • Converted houses
  • Rented houses
  • Gutters and downpipes

How a landlord roof survey works in Uffington

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access and we’ll say what we need when booking. Where we cannot get into part of the building, the report says so. If you’ve noticed parapets and upstands in poor repair and cracked or leaning shared chimneys, a survey will tell you what’s going on.

Somewhere as small as Uffington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Rural addresses near Uffington can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Advice

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Landlords, agents and block managers in Uffington

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Uffington homes and their roofs

With Ashdown House about 4.8 miles south, Uffington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like Uffington Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common questions in Uffington

Is my home in Uffington listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Uffington within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Will you need to get into tenants’ homes?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

Do you advise on who is responsible under the lease?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What happens if roof problems are left?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Outbuildings and barns around Uffington are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Every price we give includes VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
