Gutter survey in Uffington: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at soffits marked by water and gutters packed with leaves or moss, on fascias and soffits, downpipes and valley gutters.
Older buildings in small places like Uffington may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Do you need a gutter survey in Uffington?
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
Typical things we are asked to look at include:
- Hoppers and outlets full of debris
- Gutters overflowing in heavy rain
- Joints that drip after rain
- Gutters that have fallen out of line
If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Different roofs, different checks
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what is not.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Local roofs in Uffington
Ashdown House, about 4.8 miles south, is one of the historic houses in the wider area around Uffington. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Uffington Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Uffington, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- You get a report with photos and recommendations.

Uffington: your questions answered
Is my home in Uffington listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Uffington in the area you cover?
Yes, Uffington is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How long will you be on site?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
What happens next?
You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Tips from our surveys
Small things make a difference. Some pointers:
- Check the loft with care after heavy rain
- Look out for overflows when it pours
- Have overhanging branches cut back
- Watch for green marks down the brickwork
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
