Landlord Roof Survey in Grandpont
Roof condition reports for landlords, agents and blocks of flats for Grandpont, from an experienced roof surveyor. You get a clear written report with photographs.
- Ceiling stains reported by tenants
- Slipped or missing slates and tiles
- Parapets and upstands in poor repair
Tips from our surveys
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Arrange flat access ahead of time
- Keep roof surveys on a rolling plan
- Ask residents to report damp right away
- Act on high-priority defects quickly
We don’t advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.
Landlord roof survey in Grandpont
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the roof space where there is safe access. If you are worried about parapets and upstands in poor repair and choked outlets and gutters, we can find out what’s behind it, on gutters and downpipes, converted houses and rented houses alike.
Trees around homes in smaller places like Grandpont drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Why get it checked now?
Defects caught early can frequently be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Tradespeople may need to travel further to a smaller place like Grandpont, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Honest limits
In fairness, there are limits to any roof survey:
- Roof areas we weren’t given access to
- Walls, floors and services beyond the roof
- Confirming asbestos in older roof materials
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
What this survey covers
- Converted houses
- Gutters and downpipes
- Blocks of flats
- Shared roofs
- Rented houses
- Flat roofs on blocks
How the survey works
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for a house, and longer for a block or a building with several roofs. Parking around Grandpont is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch
- If you are buying, check with the agent that we can get in

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.

Landlord and commercial surveys in Grandpont
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the let or shared roof, with photos.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
Can I check my roof myself?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Grandpont homes and their roofs
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Holywell Manor about 1 mile north-east, Grandpont sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like St Ebbe's Church of England Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near Westgate Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Oxford station may find that a dated record of the roof is useful when planning maintenance across a let.

FAQs for Grandpont
How do I find out if my home in Grandpont is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Grandpont?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does this replace a RICS building survey?
No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Who do you carry out landlord roof surveys for?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
