Independent storm damage roof reports in Grandpont

Storm damage roof report in Grandpont: what you get

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. Common reasons to book are torn or lifted flat roof coverings and broken or displaced guttering, across slate and tile slopes, gutters and fascias and ridges and hips.

In older homes around places like Grandpont, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Your questions about storm damage roof reports in Grandpont

Do you cover Grandpont?

We do. The survey and report are the same in Grandpont as anywhere else, and visits run on weekdays and weekends.

Is Grandpont within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you go up on the roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Is wear and tear covered by insurance?

Insurers normally exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What we’re asked to look at in Grandpont

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

People usually book a survey after spotting something like this:

  • Water coming in after the storm
  • Lifted or missing ridge and hip tiles
  • Loose or torn flashings
  • Damage from fallen branches or debris

If you look after a building such as St Ebbe's Church of England Aided Primary School, a leak through a large roof is often found some distance from where the water shows inside.

What to expect from a roof survey

What happens if roof problems are left?

It helps to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. Around Grandpont, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Why us?

  • Photos and a written report every time

How the survey changes by roof type

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Clay and concrete tiles

Strong gusts can lift and break tiles. The report shows each damaged area.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them

You can call us seven days a week. For a price or to book, phone 07833 053749 or email us.

What happens on the day

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. With a bit of garden around a house, as there often is around Grandpont, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the building owner or managing agent

Arrange a survey

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or drop us an email.

Storm damage roof reports in Grandpont: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 1 mile north-east lies Holywell Manor, a reminder of how long the area around Grandpont has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places such as Westgate Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Take an older house close to St Matthew's: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
