How a landlord roof survey works in East Hendred

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. If you are worried about parapets and upstands in poor repair and ceiling stains reported by tenants, we can find out what’s behind it, whatever the roof.

In a village or hamlet like East Hendred, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two for a house, and longer for a block or a building with several roofs. For a village or hamlet like East Hendred, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors

Roofs, chimneys and gutters in East Hendred

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you own a rental within reach of Didcot Parkway station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Augustine of Canterbury, its chimney, valleys and lead work are likely to be the parts that need attention first.

Common questions in East Hendred

How do I find out if my home in East Hendred is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Didcot Parkway station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How do I book a survey in East Hendred?

Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Signs you need a landlord roof survey in East Hendred

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions frequently need attention sooner.

Things that often lead to a survey include:

  • Damp or stains in top-floor flats
  • Missing or loose roof coverings
  • Mortar falling from ridges and verges
  • Choked outlets and gutters

Anyone responsible for a site like The Hendreds Church of England School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

What happens if roof problems are left?

Defects caught early can frequently be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. For older village homes like those around East Hendred, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Why us?

  • Over 5,000 surveys carried out

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirming asbestos in older roof materials
  • Who pays under the lease (that is a legal question)
  • The structure in the way a structural engineer would assess it

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Different roofs, different checks

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.
