Landlord roof survey in Lewknor

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about failed flashings at walls and chimneys and leaking joints at party walls, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Lewknor, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

What you get is a clear record of the let or shared roof on the day we saw it. It’s useful straight away, and a good reference for later.

Landlords, agents and block managers in Lewknor

Landlords and letting agents in Lewknor book surveys as well as homeowners. A written report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why get it checked now?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Where a roof is exposed, as many are in small places like Lewknor, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Landlord roof surveys in Lewknor: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Lewknor has a long history of building, with Adwell House about 1.6 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Margaret, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Lewknor Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Questions from Lewknor

Is my home in Lewknor listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Lewknor?

Yes, Lewknor is one of the places we work. The survey and report are the same in Lewknor as anywhere else, and visits run on weekdays and weekends.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.

How do I book a survey in Lewknor?

Just phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Do you advise on who is responsible under the lease?

No. Who pays is normally set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Parts of the roof we cannot safely see or access
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Rented houses
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

What we look for on each type of roof

Flat roofs on blocks and rear additions

Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Lewknor can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Check the loft hatch can be reached
  • Let us know about parking near the property

How to book

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
