Landlord roof survey in Shirburn
A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are slipped or missing slates and tiles and parapets and upstands in poor repair.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about landlord roof surveys in Shirburn
Do you cover Shirburn?
Yes, Shirburn is one of the places we work. Every survey there gets the same written report with photographs.
How do I find out if my home in Shirburn is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can your report let us know who pays for the roof work?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years.
What access do you need for a block roof survey?
That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need when booking.
Does this replace a RICS building survey?
No, it’s a roof survey. It is not a RICS Level 2 or 3 building survey, and it is not a structural engineer’s report.
What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Shirburn often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Have any questions written down, so nothing gets missed
- Check we can get to the back of the property
- Point out any leaks or damp patches

Why get it checked now?
A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. Where a roof is exposed, as many are in small places like Shirburn, driving rain gets into any weakness, and damp in older walls is slow to dry out.
To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Roof by roof
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. They’re checked during the survey.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
Practical tips
Nothing here needs a ladder. Our suggestions:
- Tell tenants when we are coming
- Get legal advice on lease responsibilities
- Keep past survey reports with the building’s records
- Don’t store items over the loft hatch
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Roofs, chimneys and gutters in Shirburn
Historic houses like Adwell House, about 2.4 miles north, show how far back building in the area around Shirburn goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as Icknield Community College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as All Saints Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
