How a landlord roof survey works in Minster Lovell

Our landlord and block roof surveys cover Minster Lovell and the rest of London and South East England. Time on site normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. If you’ve noticed ponding or splits on flat roofs and gaps where tiles or slates have slipped, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Minster Lovell are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What we check

  • Rented houses
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

When to book a survey in Minster Lovell

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

A survey can pick up problems such as:

  • Leaks into upper flats
  • Damaged pots and flaunching
  • Splits and blisters in flat roof coverings
  • Blocked gutters over flats

Take an older house close to Church of Saint Kenelm: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Their drone registration, if they fly one
  • Will the report include photos?
  • How long the report takes to arrive
  • What the survey will not cover

What a roof survey includes

Minster Lovell homes and their roofs

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses like Minster Lovell Hall, about 0.8 miles north-east, show how far back building in the area around Minster Lovell goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like St Kenelm's Church of England (VC) School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Minster Lovell is about 3 miles west of Witney, in Oxfordshire. In Minster Lovell, as across Oxfordshire, every roof gets the same careful survey. Across Oxfordshire, we cover Minster Lovell. We also survey roofs in Oxford.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Questions from Minster Lovell

Is Minster Lovell in the area you cover?

Yes. Our area covers London and South East England, and Minster Lovell is part of that. You can phone 07833 053749 or drop us an email with the address and some details.

Is my home in Minster Lovell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How much time does the visit need?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

Can your report let us know who pays for the roof work?

No. The lease typically decides who is responsible and we do not give legal advice. What we provide is a clear record of the roof’s condition to help those discussions.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Blocks are priced on their size and roofs. Just call 07833 053749 or email us for a price.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

How the survey works

The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes between one and two hours at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Minster Lovell can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at

Advice

Different roofs, different checks

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. The report records it.
