About our landlord roof survey in Long Wittenham

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there is safe access. We survey gutters and downpipes, converted houses and flat roofs on blocks, and common reasons people get in touch are splits and blisters in flat roof coverings and leaks into upper flats.

Somewhere as small as Long Wittenham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

What we look for on each type of roof

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Your questions about landlord roof surveys in Long Wittenham

Will you come out to Long Wittenham?

We do. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Appleford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations or an engineer’s report
  • Responsibility under a lease
  • Parts of the roof we cannot safely see or access

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Rented houses
  • Shared roofs

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Long Wittenham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the building owner or managing agent
  • Jot down any questions you want answered

What a landlord roof survey looks like in Long Wittenham

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1.2 miles north lies Clifton Hampden Manor, a reminder of how long the area around Long Wittenham has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Long Wittenham (Church of England) Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Appleford station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What we are asked to look at in Long Wittenham

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.

We’re frequently asked to look at:

  • Gaps where tiles or slates have slipped
  • Failed flashings at walls and chimneys
  • Loose ridge or hip tiles
  • Leaking joints at party walls

Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a roof survey includes

What affects the price in Long Wittenham

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

What helps most when you contact us:

  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is

To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.
