Landlord roof surveys in Burcot

Landlord roof survey in Burcot

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey rented houses, converted houses and blocks of flats, and common reasons people get in touch are leaking joints at party walls and standing water on a flat roof.

Older buildings in small places like Burcot may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. You are welcome to ask questions while we are there. Somewhere like Burcot needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Signs you need a landlord roof survey in Burcot

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

A survey makes sense if you’ve noticed:

  • Missing or loose roof coverings
  • Splits and blisters in flat roof coverings
  • Leaks into upper flats
  • Cracked or leaning shared chimneys

Landlords with a home close to Culham station may find that a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • When you’ll get the report
  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Do not wait for a leak to survey the roof
  • Deal with urgent items first
  • File each roof report for future reference
  • Arrange flat access beforehand

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What we cannot see

A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:

  • Roof areas we weren’t given access to
  • Who pays under the lease (that’s a legal question)
  • The structure in the way a structural engineer would assess it

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What we check

  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Rented houses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Common questions in Burcot

Can a landlord with a rental near Culham station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Is Burcot within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will explain what’s needed.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Roofs, chimneys and gutters in Burcot

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Clifton Hampden Manor about 1.2 miles west, Burcot sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as Abbey Woods Academy, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Nuneham Courtenay can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
