Landlord roof surveys for homes and businesses in Marston
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are loose ridge or hip tiles and cracked or leaning shared chimneys.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. For a village or hamlet like Marston, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- Keep pets in another room
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared

Landlord roof surveys in Marston: local notes
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.5 miles south lies Holywell Manor, a reminder of how long the area around Marston has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you look after a shop, office or commercial unit, for example near Clarendon Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Oxford University Parks shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Marston is about 2 miles north of Oxford, in Oxfordshire. In Marston, as across Oxfordshire, every roof gets the same careful survey. Marston is one of the towns and villages in Oxfordshire where we work.

Marston questions
Is my home in Marston listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Oxford station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Do you work in Marston?
Yes. We carry out landlord roof surveys in Marston.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What we’re asked to look at in Marston
Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs or when.
Here are some of the things we see frequently:
- Ponding or splits on flat roofs
- Loose ridge or hip tiles
- Cracked or leaning shared chimneys
- Gaps where tiles or slates have slipped
For landlords with property near Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Whether the price includes VAT
- Which parts of the roof they’ll actually see
- What exactly goes into their report
- Their track record with similar roofs

What happens if roof problems are left?
A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Around Marston, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
