About our landlord roof survey in Harcourt Hill
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. We’re often asked to look into standing water on a flat roof and cracked or lifting flashings, on rented houses, flat roofs on blocks and blocks of flats.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Landlord roof surveys around Harcourt Hill
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Holywell Manor, about 2.3 miles north-east, show how far back building in the area around Harcourt Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St Lawrence, old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Westgate Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near Oxford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we can’t see
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Confirming asbestos in older roof materials
- The rest of the building, as a RICS Level 2 or 3 survey would
- Parts of the roof we can’t safely see or access
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.
Roof types and parts we check
- Blocks of flats
- Converted houses
- Flat roofs on blocks
- Shared roofs
- Rented houses
- Gutters and downpipes
Tips from our surveys
From years of surveys, a few habits stand out:
- Hold on to old reports to compare later
- Get legal advice on lease responsibilities
- Ask residents to report damp straight away
- Have gutters and outlets cleared every year
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
Questions from Harcourt Hill
I let a flat near Oxford station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.
Is my home in Harcourt Hill listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
What does a roof survey cost?
Prices start from £150, including VAT. You’ll know the exact price before booking. For a price, ring 07833 053749 or send us an email.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you survey roofs shared between flats?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen in the report.
Roof by roof
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
Shared chimney stacks
Chimneys often let water in at the flashings. We note what we can see.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Harcourt Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Leave side gates unlocked
- Jot down any questions you want answered
- Leave a clear route to the loft
