Landlord roof surveys for Albury homes and businesses

Landlord roof surveys for homes and businesses in Albury

Our landlord and block roof surveys cover Albury and the rest of London and the South East. Time on site normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. You then get a report with photographs. If you’ve noticed missing or loose roof coverings and leaks into upper flats, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Albury may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Albury questions

Does a conservation area affect roof work in Albury?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Albury within the area you cover?

Yes, Albury is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Will you need to get into tenants’ homes?

We may do. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Who normally books a landlord or block roof survey?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Owners in a shared building book it too.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

How it works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Albury can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Point out any leaks or damp patches
  • Make sure the loft hatch can be reached
  • Keep pets in another room

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

Roofs we survey in Albury

  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Rented houses
  • Gutters and downpipes

Common roof problems in Albury

Many blocks and converted houses have several roof types. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

Here are some of the things we see often:

  • Leaking joints at party walls
  • Gutters overflowing onto walls
  • Slipped or missing slates and tiles
  • Worn ridges, hips and verges

If you live in an older home near Church of St Helen, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book anyone

  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • When you will get the report
  • Whether any drone flown is registered with the CAA

What a roof survey includes

Landlord roof surveys around Albury

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Albury has a long history of building, with Adwell House about 4.3 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Why it’s worth a survey now in Albury

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Older and listed buildings around Albury may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Useful tips for Albury property owners

A survey works best with a little help from you, before and after. Tips:

  • Hold on to old reports to compare later
  • Tell tenants when we’re coming
  • Book gutter clearing at least once a year
  • Put urgent roof work at the top of the list

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
