About our roof survey in Frilford Heath

We inspect whatever is safely visible: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at debris building up in roof valleys and loose chimney pots, on clay and concrete tiles, natural slate and chimney stacks.

In a small place like Frilford Heath, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in Frilford Heath

Freeholders and residents’ companies use a roof report to plan and budget.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we’ll say so.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Tips that help

Here are a few things we’d tell any owner:

  • Take photos of any leaks as they happen
  • Watch for slipped slates after bad weather
  • Gather any paperwork for past roof work
  • Let us know about any leaks or stains you’ve seen

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What we can’t see

Before booking, it is worth knowing what a survey won’t do:

  • The condition of the rest of the building (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we look at

  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Lead flashings
  • Chimney stacks

How it works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for a house, and longer for a large or complex roof. In a small place like Frilford Heath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we’re looking at

Frilford Heath questions

How do I find out if my home in Frilford Heath is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Frilford Heath within the area you cover?

Yes. Frilford Heath is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Frilford Heath homes and their roofs

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like Abingdon Preparatory School, a written record of a large roof helps plan work for the holidays rather than in term time. Appleton Manor lies about 2 miles north, so building around Frilford Heath goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Frilford Heath is about 3 miles west of Abingdon-on-Thames, in Oxfordshire. We visit Frilford Heath as part of our work across Oxfordshire, for houses, flats and commercial buildings. Our Oxfordshire coverage includes Frilford Heath. You can also see our page for Oxford.
