How a roof survey works in Caversfield

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. You get a written report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey natural slate, the roof space and flat roofs, and people most often book us about worn or blocked valleys and gaps in the roof where coverings have gone.

Some older homes in villages like Caversfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Caversfield: your questions answered

Do you cover smaller places like Caversfield?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can a landlord with a rental near Bicester North station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.

What a roof survey does not cover

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

Roofs we survey in Caversfield

  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Roof by roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

Why act early in Caversfield

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We look at them before they cause trouble. Older and listed buildings around Caversfield may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

Roof surveys in Caversfield: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Bicester North station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Lawrence, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Southwold County Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Caversfield, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any questions written down, so nothing gets missed
