Roof survey in Hethe, Oxfordshire
Roof surveys across Hethe, with over 20 years’ experience behind it. You get a clear report with photos.
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Torn or sagging underlay
Tips that help
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Let us know about past leaks
- Gather any paperwork for past roof work
- Ask about a flat roof on an extension or garage too
- Keep a record of damp patches and dates
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
About our roof survey in Hethe
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. Common reasons to book are flashings that have come away from the wall and slates or tiles that have slipped or broken, across lead flashings, ridges, hips and valleys and flat roofs.
Somewhere as small as Hethe, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

FAQs for Hethe
How do I find out if my home in Hethe is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Bicester North station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Which days do you carry out surveys?
We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.
Do you need a roof survey in Hethe?
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Signs worth acting on include:
- Slipped, cracked or missing slates and tiles
- Water stains on rafters and ceiling joists
- Valley linings that have cracked or split
- Crumbling chimney pointing or cracked flaunching
Landlords with a home close to Bicester North station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking any roof surveyor
- Are they insured for the work?
- Which parts of the roof they’ll actually see
- What experience they bring
- Will the report include photos?
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two at a typical home; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Hethe frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Preparing for the visit
- Show us where any leaks or stains appear
- Make a note of anything you’d like us to look at
- For a flat or shared roof, check access with the building owner or managing agent

Advice
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- A promise that the roof won’t leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Hethe
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building like Fringford Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Edmund and George, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Landmarks near Hethe
Around Hethe, our work takes us to homes and buildings near Whitmore Arms Public House and the streets around them. For rail, the closest station is Bicester North station, about 4 miles south of the centre. Other landmarks nearby include Bicester Community Hospital (4.6 miles south) and Beaumont Castle (3 miles north).
Leave it or get it looked at?
A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. For older village homes like those around Hethe, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
