Chimney survey in Stokenchurch: what you get
Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, shared and party-wall stacks and lead flashings, and common reasons people get in touch are pots or cowls that look unsafe and signs that a stack is leaning.
Around Stokenchurch, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What else we do in Stokenchurch
Stokenchurch homes and their roofs
About 4.2 miles east lies West Wycombe Park House, a reminder of how long the area around Stokenchurch has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For landlords with property near Saunderton station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Stokenchurch Methodist Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Stokenchurch is about 7 miles west of High Wycombe, in Buckinghamshire. We cover Stokenchurch and the rest of Buckinghamshire, as part of our work across London and the South East. Stokenchurch is one of the places in Buckinghamshire where we work. For surveys nearby, see our Reading page.

We also cover Waterend (1 mile east), Bennett End (1 mile north-east), Sprig's Alley (1 mile north), Beacon's Bottom (2 miles east) and Horsleys Green (2 miles south-east). Larger places within reach include Aylesbury (12 miles north), High Wycombe (7 miles east), Chesham (13 miles east), Marlow (8 miles south-east), Amersham (13 miles east) and Beaconsfield (11 miles east).

Leave it or get it looked at?
Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Arranging work in a smaller place like Stokenchurch is easier with notice than in an emergency. A survey gives you that notice.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Ask about consent before removing a chimney on an older property
- Never climb onto the roof to look at a chimney
- Use the report as a baseline for future checks
- Have brackets on the chimney checked
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
What we are asked to look at in Stokenchurch
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
Most people get in touch after spotting something like this:
- Loose, cracked or missing pots
- Eroded joints in the brickwork
- Redundant stacks capped without ventilation
- A chimney out of line
If you look after a building like Stokenchurch Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Before you book any roof surveyor
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Are they insured for the work?
- How long the report takes to arrive
- How long they’ve been surveying roofs
Surveys for landlords and agents in Stokenchurch
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
Your questions about chimney surveys in Stokenchurch
Do you survey roofs for landlords with property near Saunderton station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details.
Is Stokenchurch within the area you cover?
Yes, Stokenchurch is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you climb onto every roof?
Only if it is safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Should a redundant chimney be removed?
It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. A visit to Stokenchurch is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Clear the way to the loft hatch
- Mention any parking restrictions on your street
- Leave side gates unlocked
