Flat roof survey in Stokenchurch: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed raised blisters across the surface and signs of deflection in the roof deck, we can find out what’s behind it, whatever the roof.

Outbuildings, garden rooms and garages in places like Stokenchurch often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Stokenchurch: your questions answered

Will you come out to Stokenchurch?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Stokenchurch?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or send us an email with the address.

Roof by roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs
  • Plan a survey before the covering reaches the end of its usual life

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Stokenchurch, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand

Getting a price

Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Flat roof surveys in Stokenchurch: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. West Wycombe Park House, about 4.2 miles east, is one of the historic houses in the wider area around Stokenchurch. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Saunderton station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Stokenchurch Methodist Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For site and facilities teams at buildings like Stokenchurch Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Landlord and commercial surveys in Stokenchurch

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Blocked gutters on homes around Stokenchurch overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
