Landlord and commercial surveys in Burcott

Freeholders and residents’ companies use a roof report to plan and budget.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

How a chimney survey works in Burcott

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. We survey chimney pots and cowls, brick chimney stacks and lead flashings, and the problems we are asked to look at most are signs that a stack is leaning and gaps where the stack meets the roof.

In a small place like Burcott, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

Burcott questions

Can a landlord with a rental near Aylesbury station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.

Does a conservation area affect roof work in Burcott?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it as you book and we’ll explain what’s needed.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Is Burcott in your area?

Yes. We survey roofs across London and South East England, and that includes Burcott.

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Do not use a ladder to reach the stack yourself
  • Keep track of stains on chimney breasts
  • Glance at the stacks from the street now and then

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. Older roofs in small places like Burcott can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors

What a chimney survey looks like in Burcott

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you own one of the older houses in the streets near Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Bierton Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around Friars Square may find that a roof report helps plan work around trading rather than after a leak.

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
