Chimney surveys for Lye Green homes and businesses

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Lye Green, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

How a chimney survey works in Lye Green

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, chimney pots and cowls and shared and party-wall stacks, and the problems we are asked to look at most are bricks with flaking faces and damaged chimney pots and cowls.

In a small place like Lye Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Common roof problems in Lye Green

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

We are often asked to look at:

  • Frost-damaged brickwork on the stack
  • Damp on a chimney breast inside
  • Mortar washing out of the joints
  • A chimney out of line

If you look after a building such as Brushwood Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

Lye Green questions

Will you come out to Lye Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Berkhamsted station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How long does the survey take?

Most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. We’ll confirm the timing as you book.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

Chimney surveys around Lye Green

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 3.8 miles south-east, is one of the historic houses in the wider area around Lye Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near St George's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Berkhamsted station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Surveys in Lye Green work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. In a place like Lye Green, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • Structural calculations for a leaning stack

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
